The housing market is booming right now, people are buying and selling their homes left and right! We figure what better time to lean on our fellow Mama and real estate agent, Kristin, to give all of you some tips on buying and selling your homes! Enjoy!


 

Hi There!



My name is Kirsten Kroh (Soulliere) and I am a Real Estate Agent at Keller Williams Realty Living here in Michigan! I am married to my high school sweetheart, Aaron who is a Marine veteran and we have two amazing children. Payton is 7 going on 17 and Jax is turning 3 in March and genuinely believes he is Spider-Man most days. I work with both buyers and sellers as well as clients who are looking to lease. I would like to start by saying Thank You to the wonderful ladies at the Mommin’ + Livin’ + Workin’ blog for thinking of me and allowing me this opportunity to share some things about the current real estate market!


Let us first start off with this market we are in right now, crazy is an understatement. Despite the fact we are in the middle of a pandemic, houses are flying off the market. Interest rates are extremely low right now. If you currently own your home and you are not thinking about selling, I highly recommend talking to a lender to get your current rate even lower. If you need recommendations on who to call feel free to reach out to me. If you are thinking of buying, now is the time because the rates are so low. If you are thinking of selling your home, now is the time because you will get top dollar for your home.


Buyers- First and foremost, it does not cost you a penny to hire a realtor that looks out for your best interest. Despite what you may think, you are not going to get a better deal on a house by using the listing agent, they already have a signed contract with those sellers. Please, do your research ask around and get you an agent that is going to look out for your best interest (like me 😊) There are so many different types of loans for everyone. I could go on for days trying to explain every type of loan and why they benefit people differently, but this would end up being a novel instead of a blog post. If you are thinking of buying, your first step is chatting with a realtor who can get you set up with a lender. The lender is going to be able to talk with you about your options and what loan is best for you and how much you are going to need to put down. With that being said, I highly recommend saving, saving, saving, your money and not taking out any extra lines of credit in the meantime. If by some chance you do not qualify just yet, many lenders will get you set up on track and tell you exactly what you need to go to get where you need to be.


The Buyers Process

1. Find a good agent (interview them) and a good lender and get pre-approved.

2. Start house hunting!

3. Making an offer. (Your agent will write it up and should explain all your options)

4. Accepting an offer after negotiations and signing contract

5. Get your home inspection done (does it pass, or do we have to renegotiate?)

6. Appraisal (Your lender will order this, does it come in at value?

7. Close! (is there occupancy?)

8. Key Exchange

9. Welcome Home!

Sellers- You are going to get top dollar for your house. Yes, you read that right, you are going to get top dollar for your house! There are so many buyers out there and just not enough inventory. Many homes are going into multiple offers and going over asking price! A lot of people get super overwhelmed when it comes to selling their house. Make sure you hire the right realtor to represent you. It should go seamless (or they should make it look that way and take all the stress away from you, that is why you hire us.)


The Sellers Process

1. Interview realtors, do your research, ask around.

2. Realtor should do a CMA on your home and go over things that may need to be done prior to listing.

3. Go over all the paperwork and get everything signed!

4. Agent should HIRE a professional photographer! (If they are using their iPhone 12 its time to say goodbye.)

5. Showings will begin!

6. Once offers come in, we will discuss and pick the best offer for you.

7. Buyers will hire an inspector (Sometimes repairs are asked for etc.)

8. Buyers lender will order the appraisal (Your agent should prepare a letter for the appraiser with updates and comparable homes.)

9. Wait on the clear to close!

10. Say handover keys and say goodbye to your home!
